A move from Luton's Kenilworth Road ground has been considered for years
A county councillor has cast doubt on the feasibility of plans for a new Luton Town stadium, envisaged by developers as part of a wider scheme.
The Luton and Central Beds Economic and Development Partnership has proposed a 20,000-seater stadium, plus more than 5,000 new homes to the west of Luton.
But councillor Richard Stay branded the scheme "eye-catching but unaffordable".
"I can't say whether they are serious about all this," he told BBC Three Counties Radio.
It is also unclear whether the Hatters themselves are backing the plans. Luton's new owners, the 2020 consortium, have always said they would conduct a feasibility study before announcing any plans for a new stadium.
The development partnership's proposals for a new neighbourhood on land around Caddington and Slip End, known as Bush Wood Green, include a stadium and training facilities for Luton Town, as well as a new sports village including a swimming pool, a new ground for Luton Rugby Club and a country park.
Councillor Stay said: "If you are a developer who is looking to make a lot of money, how would you get people to pay attention to your bid?
"You would attach to your money-making bits a very large Olympic-sized swimming pool and a community stadium for 20,000 people.
"[The plans] are eye-catching, but I would seriously doubt if they are affordable."
